What this is

EscrowCases is a source-linked directory of California DFPI enforcement actions against escrow companies, plus federal and state court cases involving escrow wire fraud, trust account violations, and license revocations. Every entry links to the public order, opinion, or filing on the original government or court website.

Not legal advice. Not an official government source. Not a comprehensive database of every enforcement action ever issued. Not a recommendation or endorsement of any party. Summaries are neutral descriptions of public records, not legal analysis. Always consult the linked primary source for the full text of any order or opinion.

Data source

Case data is sourced by midpage.ai, a legal research platform that indexes court opinions, regulatory orders, and enforcement actions. The EscrowCases pipeline queries midpage for escrow-relevant cases and enforcement actions, parses the results into a normalized schema, and caches them to a static JSON file.

For DFPI administrative actions that midpage does not index well (administrative orders, conservatorships, desist and refrain orders), the pipeline supplements with direct DFPI enforcement page data from dfpi.ca.gov.

Architecture

EscrowCases is a cached seed layer over midpage, not a live wrapper. A public live wrapper would be slow, expensive, and hit rate limits. The pipeline runs on demand and writes a static JSON file that the site consumes at build time. The site itself is fully static, client-side, with no backend.

Schema

Each entry in the directory carries the following fields:

  • Case title: a neutral title describing the action
  • Parties: the named entities and individuals
  • Body: DFPI, superior court, or federal
  • Date: the date of the initial action
  • Case type: enforcement action, consent order, desist, revocation, civil case, or criminal case
  • Summary: a 1-3 sentence neutral description
  • Source link: URL to the public order, opinion, or filing (always HTTPS)
  • Citations: license numbers, case numbers, or docket references
  • Status: active, ongoing, resolved, or staged

Claim boundary

EscrowCases does not approve, certify, verify, insure, or recommend any escrow company. The boundary line is: The office decides. Veto records the review. No banned affirmative claims about Veto appear on any page.
